RFP Rules Disclaimers

1. Bid Expiration Limits

Unless explicitly documented on a formal signed proposal document, all bid calculations, material pricing quotes, and labor rates issued by Apex Builders expire exactly 60 calendar days following the submission date.

2. Blueprints Scopes Adjustments

Estimates are calculated based on the specifications provided by the client. Any changes to structural steel parameters, soil conditions discovered during groundwork, or municipal zoning shifts require formal change-order approvals.

3. Subcontractor Liability

While Apex Builders coordinates construction scheduling and quality assurance, specialized trades (HVAC, plumbing, electrical) are executed in conjunction with licensed subcontractors. We verify all trade credentials and insurance certificates prior to work.

4. Municipal Building Permits

The client is responsible for obtaining all municipal zoning approvals, environmental impact clears, and building permits unless integrated Design-Build contracting is selected.
